Last reviewed November 6, 2026

Interest change = balance × rate change

Why owners care

Long-term borrowing costs often key off the 10-year Treasury, though lender spreads and your terms also matter. The reported Optimal Blue 30-year fixed conforming mortgage index averaged 7.12% for November 4, rounded from 7.115%; this is a market index, not a quote for your business.

Variable-rate debt responds to its own benchmark and reset terms. Planned financing can also become more or less expensive.

Three headlines

1. The jobs report is due today

The October jobs report is scheduled for November 6 at 8:30 a.m. Eastern. A strong number could strengthen the case for a quarter-point Fed increase at the December 8–9 meeting; that is a scenario, not a forecast or announced decision.

The Fed held its target range at 3.75% to 4.00% on October 28 on a 10–2 vote. Governors Cook and Hammack dissented, preferring a quarter-point increase.

2. Mortgage and long rates eased into the report

The 30-year index was 7.12% for November 4, from 7.17% for November 3. These are rounded daily observations; the November 4 mortgage reading was published November 5.

3. Rate moves matter in dollars, not percent

A small rate move on a large variable balance can use cash you need for payroll or supplies.

Illustrative example

Examples use made-up numbers. Education only, not tax, legal or investment advice.

  • Fictional owner’s variable balance: $500,000.00.
  • Rate increase: 0.25 percentage point = 0.25%.
  • Extra annual interest = $500,000.00 × 0.25% = $1,250.00.
  • Extra monthly interest = $1,250.00 / 12 = $104.17, about $104.00.

Constant balance, interest-only comparison; actual payments depend on the agreement and reset date.

One thing to do today

List every variable-rate balance and its reset date. Test a quarter-point increase, then test three increases against your lowest-cash quarter.
